HOA, Condo & Co-op Property Maintenance in Hudson & Bergen County
Property managers do not have a contractor problem. They have a reliability problem. Plenty of crews can do the work; far fewer will answer the phone in February, carry the right insurance, send a COI without three reminders, and show up on the day they said they would.
KJ Commercial works with condo associations, co-op boards, HOAs and multifamily owners across Hudson and Bergen County. We are set up for the administrative side of building work — certificates of insurance, board packages, scheduled access, resident notices, working-hour compliance — because in a managed building that side is half the job.

What we handle for buildings
Ongoing maintenance
Scheduled and on-call repairs across common areas, mechanical rooms, corridors and grounds, with one point of contact instead of a different number for every trade.
Unit turnovers
Paint, flooring, patching and punch-out between residents, on a timeline that fits a leasing calendar.
Common-area renovations
Lobbies, corridors, stairwells, laundry and amenity spaces, phased so the building stays usable and compliant throughout.
Capital and repair projects
Larger scoped work with written scopes, schedules and progress reporting suitable for presenting to a board.
Compliance paperwork
COIs naming the association and managing agent, W-9s, license documentation, and permit filing under our NJ license.
Emergency response
24/7 response for water, access and safety issues that cannot wait for the next business day.
Common questions
Questions we get asked.
Can you provide a certificate of insurance naming our association?
Yes, and quickly. We carry general liability and workers' compensation and can issue COIs naming the association, the managing agent, the sponsor, or any other required additional insured. Send us the requirement language and we will have the certificate issued rather than arguing about the wording.
Do you work within building hours and elevator rules?
Yes. Restricted work hours, freight elevator reservations, protection pads, designated service entrances, no-noise windows and resident notice requirements are normal parts of our schedule, not exceptions we ask to be waived.
Will you present a scope to our board?
Yes. We provide written line-item scopes with pricing and schedule that a board can review and vote on, and we can attend a meeting to walk through it and answer questions directly.
Do you take on small repairs, or only large projects?
Both. A lot of our building relationships started with a single repair. Property managers keep calling because the small stuff gets handled without being chased, which is the actual test.
